1. Information We Collect
We collect information you provide directly to us, including your name and email address when you create an account, and the real estate documents (rent rolls, financial statements, lease files) you upload for analysis. We also collect basic usage data such as pages visited, features used, and session duration to improve the product.
2. How We Use Your Information
Your documents are processed solely to generate the analysis you requested — NOI, cap rate, DSCR, lease roll schedules, and AI narrative summaries. We do not sell, rent, or share your documents or analysis results with third parties. Aggregated, anonymised usage statistics may be used to improve our models and product experience.
3. Data Storage & Security
Files and analysis results are stored on Supabase (hosted on AWS) with row-level security. Uploaded files are retained for the duration of your subscription and deleted within 30 days of account closure. We use TLS encryption in transit and AES-256 at rest. Access to production systems is restricted to authorised personnel only.
4. Third-Party Services
We use the following sub-processors: Supabase (database and file storage), Vercel (hosting), Stripe (payment processing), Anthropic (AI narrative generation), and Google (geocoding and places data). Each sub-processor is bound by their own privacy and data processing agreements. Your documents are never shared with payment processors.
5. Cookies
We use strictly necessary cookies to maintain your authenticated session. We do not use tracking, advertising, or analytics cookies. You can clear cookies at any time via your browser settings, though this will sign you out of the application.
6. Your Rights
You may request a copy of your personal data, correction of inaccurate data, or deletion of your account and all associated data at any time by emailing info@artificialportfolio.com. We will respond within 30 days. For EU/EEA residents, these rights are guaranteed under the GDPR.
7. Data Retention
We retain your account data and uploaded files for as long as your subscription is active. Upon cancellation, your data is retained for 30 days (so you can reactivate) and then permanently deleted from our systems.
8. Changes to This Policy
We may update this policy from time to time. We will notify you by email and update the "Last updated" date above. Continued use of the service after changes constitutes acceptance of the updated policy.
